Recap:

Home sales are down month over month by 12.2% and down year over year by 5.9%. Average time on market for inventory has increased to 57 days on.

$400-700k priced homes are still dominating the sold homes in this market.

Buyers

Rates - This is the hottest topic in real estate right now. The good news is, if you're a buyer and a home is sitting on the market, we could negotiate for rate buy down points from a seller to make your payments more affordable.
Why now? - And the inevitable 2nd question attached to the bullet point above. Once rates improve, it'll be a frenzy in the market and you will likely end up paying more for the house compared to a higher rate. Pick your poison - pay more because of rates, or more because of competition.
The good news - Even with decreased inventory there is opportunities EVERYWHERE in the market for a buyer right now. Keep an open mind and be ready to get creative.

Deep breath - There is no doubt the economy, the war, inflation, and the job reports are negatively affecting buyers right now when it comes to affordability. The best thing you can do as a seller is make sure your home is prepped to the max before listing it - no shortcuts, buyers are picky.
Wait until Spring? - I'm getting this question a lot lately. There is no crystal ball telling us that Spring market will be necessarily any better than where things are right now. Move when you're ready and prep in earnest.
